# The Virtual Land Index — dated reference prices for metaverse land

A dated index of floor and transaction values for virtual land across the major worlds, with the methodology published so anyone can check it.

A dated reference price for land across the major virtual worlds. Published with its method so a third party can reproduce it, and superseded by publishing a new compilation rather than by editing this one.

Across the tracked worlds the average floor is down roughly 72% from the 2021–22 peak. The Sandbox is down about 95%, Decentraland about 89%, Otherside about 85%. Floor price is a liquidity signal, not a valuation — land that produces rent is valued on the rent.

## What the index is for

Not to tell you land is cheap. To give the category one number that carries a date, a method and a name attached to it.

### Why it did not exist

Everyone who held virtual land had a reason not to publish what it was worth, and everyone who did not hold it had no reason to measure. So the figures in circulation come from exchange floors — which measure how quickly a seller wants out, not what a parcel produces.

We hold land. We publish the number anyway, because an operator who only quotes favourable figures is not quotable at all , and being the citable source is worth more than any single valuation.

### What a floor price does not tell you

- Nothing about income. Two parcels at the same floor produce wildly different rent depending on adjacency and traffic.
- Nothing about depth. A floor set by one desperate seller is not a market price.
- Nothing about district. Decentraland's Fashion Street and its outlying parcels are different assets sharing a ticker.
The index reports floors because they are checkable. Valuation is a separate exercise, and the honest version starts with the tenant — see is virtual real estate a good investment .

Always carry the compilation date. A figure from this index without its date is not a figure from this index, because the next compilation supersedes it and this one stays reachable.

### What changes between compilations

New worlds enter when they have enough transaction depth to measure. Existing series are never revised in place — if we get something wrong, the correction is published as a new compilation with a note saying what changed and why.

Past compilations stay at their own URLs permanently, so a citation from two years ago still resolves to exactly what it said.
